1a. Safeguard leaking windows, rotten wood exterior, roof leaks

1c, 1cv, 1d. Exterior repairs are covered only for normal wear & tear
and not covered by your personal homeowners policy, and not due to an
act of GOD (There is no coverage for foundations, or windows unless from
golf ball damage, no coverage for sidewalks, driveways or parking pads,
no coverage for siding or trim unless from golf balls puncturing siding
or trim to allow water in, no coverage for roofing except a few shingles
necessary due to normal wear & tear.)
1c iii. Maintenance to attached privacy fences
1e. Caulking once a year
1f. Power wash exterior, screen porches, decks & patios, repaint all
exposed exterior wood
1g. Inspection of exterior structural integrity once a year
1h. Replace exterior light bulbs under 9’ in 2 business days, over 9’ in
30 business days
1i. Replace or paint mailboxes and mailbox posts as necessary
1j. Clean gutters once a year
2a,b,c,e. Cut grass under 3”, trim grass, remove trash and debris from
lawns, and blow grass off walks, curbs & patios weekly. (Up to 30 times
per season.)
2d. Edge lawn 2 times per year
2f. Fertilize lawn 2 times a year - April/May & Sept/Oct
2g. Disperse weed & crab grass killer once a year between March-May
2h&i. Aerate & seed lawns once a year Sept-Nov with Fescue or Bermuda
seed
2j. Weed ornamental plant beds as necessary
2k. Prune and trim trees, shrubs & ground cover 2 times a year
2l. Fertilize trees & shrubs once a year
2m. Pine straw ornamental beds once a year Nov-Mar |
